Furniture or without furniture

Hi there! I have a room available for rent as soon as possible. The renting agreement is month-to-month, and it's only temporary for a long period. The room can be furnished or unfurnished, depending on your preference. I'm only asking that you have a job and no criminal record as I'll be running a criminal record check for safety purposes because I have kids. My kids stay with me part-time due to a percent custody agreement. As Christians, we do not allow parties or multiple guests staying over. Unfortunately, no pets are allowed as I already have a teacup chihuahua. Lastly, smoking is not permitted. Let me know if you're interested!
